ELAD INVESTMENTS BEGINS WORK ON ORLEANS LOGISTICS SCHEME

ELAD Investments has started building the first half of its 60,000 sq m sustainable logistics project in Ormes, an industrial zone 11 km north-west of Orléans, France.

The scheme will comprise two warehouses, each spanning approximately 30,000 sq m. The project is targeting BREEAM Excellent. The warehouse’s structure will be made up of reinforced or prestressed concrete columns and glued laminated timber beams, the roof will be fitted with PV solar panels producing 101.5 MWh and 30 percent of the surrounding land area will be planted with vegetation to preserve biodiversity.

The Orléans scheme sits on a brownfield site connected to the A10 and A71 motorways. Its proximity to Paris also means it is considered part of the wider Paris region for distribution, as well as also being the number one region for pharmaceutical production and distribution in the country. Within the Paris region ring, the Orleans market has seen the strongest quarterly increase, with prime rents now at €54/m² – equivalent to a 4% increase over the past 3 months.

The first building is scheduled to be completed in the first quarter of 2025.
