Located North of Hamburg ELAD developed a logistics park consisting of six buildings, providing tenants with excellent connectivity to Hamburg, which has Germany’s largest port and second largest population.
Completing in 2022 the park consists of six buildings totalling over 80,000 m², which were developed to a grade A logistics specification, with DGNB Gold sustainability rating enabling ELAD to pre-let all the buildings to a variety of major e-commerce tenants.
At the end of 2022 ELAD successfully exited five of the buildings providing value-add returns in advance of the business plan
Working closely with a local development partner ELAD developed a 200,000 m², four-storey warehouse in the Polish town of Swiebodzin for a major multinational e-commerce company, which is ideally located to serve both the German and Polish market due to it being just 1hr from the German border and 2hrs from Berlin.
The 1,000 new employees at the facility work alongside 3,000 robotics units, engineered to slide under shelves and speed up the process of storing, packing and shipping products from the warehouse. It’s one of only three automated facilities in the country and was delivered in just 14 months.
BREEAM Excellent certification was awarded thanks to numerous pro-ecological measures built into the design of the warehouse. This included green electricity produced from 1.7MW of photovoltaic panels and electric car charging, as well as biophilic planting and landscaping around the site.
Located in Orleans, a 2hr drive south of Paris, ELAD acquired two standing let buildings in Orleans’ most established industrial park. In line with the business plan ELAD have actively managed the investment to allow for the site to be demolished and redeveloped into two new logistics assets totalling 30,000 m², with strong ESG credentials and a BREEAM Excellent rating.
As of 2024, ELAD has successfully demolished and started construction of the first of the two buildings and negotiated a pre-lease with one of the existing tenants. This first building is is expected to complete in H1 2025, with construction of the second building anticipated to start in H2 2025.
